It is imperative that this process is carried out in the correct order. We basically organize everything for you. All applications, surveying, demolition, plans, engineering, conveyancing, building quotes etc. We can even sell your land once development approval has been granted.

House & Land Package
It can be a daunting experience buying “off the plan”. Far too many builders will market house and land packages at a low price only for the unfortunate purchaser to be struck with large variations down the track.

Every package we promote is either available as a build-only package or as a “turn key” option (i.e. inclusive of flooring, landscaping, air conditioning, stormwater and paving/concrete paths and driveway). We endeavor to obtain a fixed price on all our packages provided an engineers report is available with the land. Build times are guaranteed and a comprehensive list of specifications are available.
Land Division Flow Chart
For an initial consultation that includes a site inspection, a 1-on-1 consultation with a council planner and a written assessment we charge $180 + GST (which is refundable should you proceed with our project management service).

Please note: This is an estimated scheudule for a simple land division. Problems with Council and SA Water requirements and delays in paying fees with lengthen the process and such problems cannot be anticipated. It is very important to respond to Council, SA Water and other requests and pay all fees promptly to keep the application progressing.
Once plan of division has been lodged with the Lands Titles Office, settlement can occur in around 2-3 months – please discuss this with your conveyancer for more accuracy.
